The main charm you will be getting out of living in the residential area of La Moraleja arises from its privileged location: close to the urban area of Madrid, it belongs to the town of Alcobendas (north area of Madrid) and it is placed near to the A1 main road (Autovía del norte).
The distance to the city centre of Madrid is about 12 minutes but, at the same time, its location middle in a natural Mediterranean forest, the multiple green areas and the characteristic calm surrounding the area, contribute to an easy disconnection from the noise and hectic life of Madrid. However, you will be able to lead a highly independent life since in La Moraleja area you may find two shopping centres (Plaza de la Moraleja and El Bulevar), cinemas, banks, restaurants and bars, churches, town-hall office belonging to Alcobendas, several private internationally renowned hospitals and a large offer of private prestigious international schools (the bilingual schools Brains and Base; international schools such as the Swiss School, St George´s School, Scandinavian School of Madrid, King´s College, International College Spain and the German School of Madrid), two golf clubs with 18 holes and diverse leisure opportunities (tennis, paddle, gyms, horse riding clubs).
Furthermore, you have excellent connections to Adolfo Suárez Madrid-Barajas Airport and easy access to the ring road M40 and M50 and the radial main roads A1, R2 and R1.
But you can also easily reach Madrid by using public transport: about nine intercity bus lines and line 10 of the underground with stops in La Moraleja contribute to easily approach Madrid.
We would like to point out the great job the security department of this residential area does: they work in close cooperation with local and national police forces, ensuring a daily safe, discreet and free of conflicts communal living. They watch the accesses to the residential area, do active surveillance and they work with number plate devices that control and record the access and exit of each vehicle moving through the area.
The maintenance service department also fulfils perfectly well its duty of keeping the facilities, green areas and roads of the residential area in perfect shape.
The residential area of La Moraleja includes three areas that might be perfectly differentiated: La Moraleja, El Soto de la Moraleja and El Encinar de los Reyes.
A common link to all three areas is the fact that you can find detached houses, semi-detached houses and terraced houses in all of them. Additionally, in El Soto de la Moraleja and Encinar de los Reyes you will also find flats and lofts. All the luxury assets are located in an exclusive surrounding.
With a surface of 950 hectares and 1050 single family homes (detached houses and mansions) and approximately 400 terraced houses. La Moraleja can be considered to be the most luxurious residential area and with the highest gathering of big size houses.
In the south and central area you will find the biggest plots while in the eastern area the plots are smaller and extend up to 2.500 m2 maximum. It is a very calm and quiet area and it has large plots with plenty of holm oaks that allow for a highly appreciated sense of privacy and safety. Every access to the residential area has security gates and a 24 hour security service. The plots in this area reach up to 10.000 m2 in many cases.
Encinar de los Reyes
This is a completely different scene from the previous residential area: until 1992 and during 34 years el Encinar de los Reyes served as a residential area for American Militaries from the Torrejón de Ardoz Military Airbase and who reproduced an American town with their own police, firemen, shops and any other needed services. In this area you will find about 866 assets that are direct heritage from that period: each building has two floors and four houses (two in the upper and two in the lower floor), independent access and a garage. The plots are not separated by fences, but by large green areas that permit a natural integration into the environment and that are surrounded by plenty of playgrounds.
Apart from these assets, characteristic of a certain period, el Encinar de los Reyes has been experiencing a big urban development during the last twenty years. Multiple flats in buildings of a maximum of four floors in private residential areas with green areas, swimming-pool and security have been built, as well as terraced houses up to 600 m2 in private watched areas. The plots in this area are far much more reduced than in La Moraleja.
El Soto de la Moraleja
This residential area is located northwest of La Moraleja and it typically has many private residential areas with their own security. Here you will mainly find flats and penthouses of around 200 m2 and terraced houses. Each private residential area has its own garden, swimming-pool and outdoor facilities and they are therefore ideal for families with kids.
